Vectura invests in Uppsala life science through property acqusitions in two seperate deals

Vectura Fastigheter is investing in establishing a presence in Uppsala through property acquisitions in two separate deals, with the opportunity to develop buildings totaling approximately 40,000 square meters. The properties Boländerna 10:1, 10:4, and 10:9 are located within the new business district called Främre Boländerna in central Uppsala. The plan is to develop the area with a focus on life science, similar to Vectura's projects Forskaren in Hagastaden and GoCo Health Innovation City in Mölndal. The future site will accommodate more offices, laboratories, and interactions between leading actors in business, academia, and research.

Vectura is making a significant investment through property acquisitions within Främre Boländerna in Uppsala. A new business district will emerge in the part of Boländerna closest to Uppsala's city center. The central location with connections to both Arlanda and Stockholm attracts companies to the area today. Currently, there are already several life science companies in the area, which naturally contribute to collaborations and development opportunities.

The properties acquired by Vectura are in close proximity to each other within the Ställverket Block and, when completed, will together comprise approximately 40,000 square meters. The new buildings will primarily consist of innovative office and laboratory environments, as well as meeting places and various service offerings.

"Uppsala has strong export industries, where life science is a prominent knowledge-intensive sector that is expanding while also generating strong ripple effects. We see that many existing companies are making expansion investments, and many new companies are investing in Uppsala. The Främre Boländerna area is an important piece of the puzzle for continued expansion, where we see that Vectura, with its profile and experience, will contribute in a very positive way and create more natural meeting places for business, academia, and research to collaborate for growth and more job opportunities," says Charlotte Skott, Director of Business Development in Uppsala municipality.

The detailed plan for Vectura's properties is expected to be adopted in June and gain legal force in July. For the Boländerna area, occupancy in the first new premises is projected to start from 2024. The complete transformation of the area is estimated to be completed by 2035.

"In Främre Boländerna, we hope to create an area similar to GoCo Health Innovation City in Mölndal and Forskaren in Hagastaden, where we expand the city center and create conditions for interactions between business and academia. We are eager to get started with the development as soon as possible as we see great potential at the site," says Micael Averborg, Business Development Manager at Vectura.

Property 10:1 has been acquired by Rosendal Fastigheter, and properties 10:4 and 10:9 have been acquired by Stiffler Holding. Both transactions are conditional upon the detailed plan gaining legal force.
